We can schedule biyearly roof inspections on your flat roof system. The purpose of the inspections would be to identify the condition of your roof system by grading it by the following criteria.
(Good General Condition) – Needs Maintenance: Repair weak areas, areas that may fail, before the fail/leak occurs. Perform basic maintenance needs. Leaks and water in a roof over a short period of time can be very expensive to repair or replace. Spending money on roofing maintenance and small repairs will prolong the life expectancy of a roof system. (Some Estimated Pricing Below)
(Salvageable Condition), Restoration or Roof Repair: If applicable we can overlay your roof system with a single-ply retrofit system, use our ER Coatings, or patch and rework curbs and flashing to extend the life of the roof. The Duro-Last retrofit comes with a full 15 year warranty that covers consequential damage. For other methods, this buys you time to budget for a roof replacement in the future.
(Poor Condition). Full Replacement: "To tear off or not to tear off", this is a question that can usually only be answered by first considering the existing condition. In some cases the decision to remove the existing roof system (tear off) may be an easy one. Roof systems saturated with water, multiple existing roof systems or extreme structural deficiencies are scenarios which almost always result in the complete removal of the old system(s). Other scenarios may yield many other options which do not require the removal of the existing roof system. If you have more than one existing roof system you will need to remove at least one system before installing the new system (a total of two roof systems are permitted at any given time). Removing only one system can be feasible if the existing system is a single-ply membrane type system (EPDM, TPO or PVC). Built-up (BUR) and modified bitumen systems are not usually good candidates for removal in single layers.
If structural deficiencies are observed it may also become necessary to remove the old roof system(s). Deficiencies in the existing roof system which interfere with proper drainage will usually necessitate the removal of the old system. Remember, the new roof system you install is only as good as the roof system and structure that it is installed over. Problems with roof decking (structure) and roof slope can be easily fixed once the old system is removed. You should consider all options and conditions which impact the overall performance of your roof system before deciding which method is right for you.
