Aging and Maintenance
Solar reflectance and thermal emittance are surface properties. The "coolness" of a roof is therefore dependent on the surface condition of roofing products, which must withstand years of harsh climates, solar radiation, pollutants and algae growth. ORNL studied the three-year aging and weathering of cool roofing membranes made of single-ply roofing at various locations across the United States.6 Results indicated that when washed with detergent, the majority of the roofs will still provide 90 percent of their un-weathered reflectance. Standard maintenance practices as suggested by the roofing manufacturer will keep your cool roof "cool" for a longer period.

The scope of work includes power washing, washing with detergent, caulking, cleaning gutters, and inspecting the roof to identify leak sources.
If a repair of significance is identified that might have been caused by a third party, the problem and solution will be brought to the owner's attention. If agreed upon, we will continue with repair work, or will come back at our discretion.

Warranty:
Because there is a variety of single–ply membrane manufactures, different age of roofs, and as a general industry practice, we (nor do any other legit and rebuttable roofing contractor) do not warrant roof repair. However we will perform the repair service to the best of our ability because we value your business and want to be the first person you call when other roofing needs are warranted.

After we identify your roof systems with some qualifying questions and agree to a site inspection, we will then do a thorough evaluation to determine condition of roof. We will then grade the condition of roof by the following criteria.
(Good general condition) – Needs Maintenance
(Salvageable condition) – Restoration or Roof Repair
(Poor condition) – Full Replacement
